Learn how to model Commercial Real Estate Investments in Excel

This 100% hands on course shows you how to model the income from property investments such as offices, industrial buildings and shopping centres. It then shows you how to value property as well as calculate, interpret and risk assess the results.

DAY ONE - Valuations, Cash Flows and Risk Analysis


Conventional valuations, calculations and yield definitionsCalculating the equivalent yield using Excel's optimising tools

Single let property discounted cash flow

Model Inputs: Rents, yields, growth rates, target rates

Model Outputs: Internal Rate of Return (IRR), Net Present Value (NPV)

Analysis of Price, Value and Worth

Analysis and use of date series

Adding debt finance and anlysing geared returns

Introducing rent reviews and other events into the cash flow's income function

The rent function concept and logic functions (IF, AND, OR)

Analysing the IRR for errors (Multiple IRRs, Re-investment Rates, Cross-over rates)

Sensitivity analysis and scenario testing

DAY TWO - Advanced Rent Modelling & Debt Finance


Rent function solutions for multi-let cash flows e.g. shopping centres

The date problem and other assumptions in multi-let cash flows

Incorporating rental growth cycles and calculating trend growth rates

The impact of lease terms on rental cash flows in UK versus continental Europe

Optimisation of events (lease diversification)

Building financial statements: P&L, Balance Sheet and Profit & Loss

Modelling stressed cash flows for bank lending

Interest only and amortising loans

Debt criteria: rent weighted minimum interest cover, maximum LTV

Origination fees and pre-payment penalties

Data validation, templates, auditing, password protection and other functions
